Be Genuine
Be Conversational  
Relationship/Trust/Genuine Matchmaker of Service/Product = TIME

A person responding to an email or picking up a call is time spent with one another.  The person wants to speak with you because they trust you with their time and it is well spent by both parties.    

I have found now, way more than ever that with so competition from ads, AI, emails, information, marketing and so many products, services and businesses vying for eyeballs and time.    

Be "genuine" - you 100% a trusted, genuine, person to hold a conversation and help them.   Not a SALE.  Awareness of this being NOT A SALE - is key.  You are not selling to a person...you are building a relationship based on mutual understanding and they happen to be buying from you as a result.
